Smoobu is a popular choice for hosts with a handful of rentals: it’s simple, it connects to Airbnb, Booking.com and Vrbo, and it starts at around €29 a month. But as portfolios grow, many hosts start looking around. The usual reasons are pricing above 20 units, the booking fee on the Flex plan, support availability, and wanting more automation for guest messages.
In this guide we compare the best Smoobu alternatives in 2027: what each one is best for, what it costs, and what to watch out for. Full disclosure: Hosthub is our product. We’ve included it, but we’ve kept the rest of the comparison factual and based on each company’s own published information.

1. Why hosts look for a Smoobu alternative
Smoobu does the basics well for small hosts. These are the reasons we hear most often from people who switch:
- Pricing as you grow. The Professional Prepaid plan is €35 a month for one unit (€31.50 on annual billing), and each extra unit costs from €9.60 a month. Above 20 properties, Smoobu asks you to contact sales for a quote.
- The Flex plan’s booking fee. Professional Flex is cheaper at €29 a month, but adds a 0.9% fee to every booking. On a busy summer that can add up to more than the monthly saving.
- Billing in euros. All Smoobu subscriptions are billed in EUR, so hosts outside the eurozone pay a price that moves with the exchange rate.
- Cancellation notice. Plans can be cancelled with 30 days’ notice, effective at the next renewal.
- Support and automation. Some users mention limited chat hours and wanting more AI help with guest messages. Smoobu’s overall rating on Capterra is 4.4/5 (October 2026).
None of these is a deal-breaker for everyone. If you have three apartments in Europe and you’re happy with the support, Smoobu may be all you need. The alternatives below make sense when one of these points starts to hurt.

3. Hosthub: our pick for most hosts
Best for: hosts and property managers who want sync they never have to think about, real people on support around the clock, and everything from channels to a direct booking website in one place.
Rated 4.6/5 on Capterra and 4.7/5 on G2, with 4.7/5 for customer service and 4.7/5 for ease of use on Capterra (October 2026).
Hosthub is a channel manager and PMS that syncs your calendars, prices and bookings with 200+ channels, including Airbnb, Booking.com, Vrbo, Expedia and Agoda. Updates reach every channel in about 2 minutes on average, and if an update fails, the system retries another way until every channel is right.
Why hosts switch to Hosthub:
- Zero Double Booking Guarantee. If a double booking ever happens because of Hosthub’s error, the team contacts the guest, finds alternative accommodation of the same or higher value and covers the cost, up to $150 on Standard and $500 on Pro, for API-connected channels. Statistically it happens about once in every 1,000 bookings, and when it does, it’s not your problem.
- Real people, 24/7. A bot answers simple questions instantly, and you can switch to a person at any time, day or night. They stay with you until it’s solved. It’s the thing reviewers mention most.
- So easy you won’t need us. Most hosts are set up in minutes, and the onboarding team will set everything up for you for free if you’d rather not.
- A direct booking website, built for you. Hosthub’s team designs and builds your website, with a booking engine, online payments and your calendars synced with every channel. Already have a WordPress site? Hosthub adds a booking engine to it, with no monthly fees and no commission on direct bookings. Either way, direct bookings block the dates on Airbnb and Booking.com automatically, like any other channel.
- More bookings with Revenue Booster. Hosthub’s experts review your channel mix for free and add your property to the right new channels within 48 hours. Hosthub says 90% of customers who added one more channel doubled their revenue within three months.
- AI co-host that answers around 90% of guest questions for you, on the Pro plan, plus a unified inbox for every channel.
- Clear pricing as you grow. Published prices up to 100 properties, with the price per property dropping as you add more, no setup fee and no commission on bookings on the Standard plan.
What hosts say:
“It took me about 5 minutes to set up and I have never had a double booking.” Richard Schuh, Colorado, USA (G2)
“The highlight of my experience with Hosthub is the customer service.” Alan Tainton, Australia (Trustpilot)
“The support is second to none. I have never had to ask twice nor have I had to wait.” John Wren (G2)
Good to know: the Pro plan adds 0.7% of booking value, in exchange for the AI co-host, priority support, white-glove onboarding and the higher guarantee. Websites are a one-off fee: from $799 for a website built for you, or $599 to add a booking engine to your WordPress site.
Price: per property, from $31.20/month for the first property on annual billing (lower in some countries). See pricing, the website builder, the booking engine and our side-by-side Hosthub vs Smoobu comparison.

4. Lodgify
Best for: hosts who want a strong direct booking website alongside their channel manager.
Lodgify combines a channel manager with a no-code website builder and booking engine. Its plans range from Basic (calendar sync and a unified inbox, no website) to Ultimate, which adds owner reporting, task management and guest check-in tools.
What stands out: website templates in 32 languages, dynamic pricing included on higher plans, and 1:1 onboarding on Starter and above.
Watch out for: many features, such as the website and booking engine, start on Starter, and owner reports and cleaning tasks only come with Ultimate. A 1% transaction fee applies to guest payments taken online through a payment gateway. The free trial is 7 days.
Price: from $14/month on Basic for one property, $26 on Starter, and $47/month on Professional with yearly billing. See our Hosthub vs Lodgify comparison.
5. Hospitable
Best for: hosts who want to start free and lean heavily on automated guest messaging.
Hospitable’s free Essentials plan syncs Airbnb, Vrbo, Booking.com and Agoda, with a unified inbox and scheduled messages. Paid plans add automated messaging, AI-drafted replies, dynamic pricing, a direct booking site and owner statements.
What stands out: a genuinely free plan for basic multi-channel management, and AI messaging tools on paid plans.
Watch out for: four booking channels (Airbnb, Vrbo, Booking.com and Agoda), so it’s not the right fit if you need many smaller sites. Some extras carry their own fees, such as processing fees on upsells and teammate payouts.
Price: Essentials is free; Host is €25.52/month and Professional €51.92/month for the base number of properties shown on its site.
6. OwnerRez
Best for: experienced hosts, especially in the US, who want deep control over bookings, payments and agreements.
OwnerRez offers direct API connections to Vrbo, Airbnb, Booking.com and Google Vacation Rentals, plus team access, owner and cleaner portals and digital rental agreements in the base price.
What stands out: transparent per-property pricing with no setup fees, booking fees or contracts, and a very wide range of settings.
Watch out for: the flexibility comes with a learning curve. Property management (owner statements), websites, QuickBooks, SMS and its Rezzy AI assistant are premium features charged on top.
Price: $40/month for the first property, $15 each for properties 2–3, $10 for the 4th, then $8 down to $2 per property as you grow. Five properties cost $88/month before premium features.
7. Beds24
Best for: cost-conscious hosts and mixed portfolios (rooms, apartments, small hotels) who are comfortable with a technical tool.
Beds24 is a channel manager, PMS and booking engine with pay-as-you-go pricing: you top up your account and pay only for the rooms and channel connections you use.
What stands out: low entry price, no contracts or minimum term, no commissions on bookings, and a very configurable system.
Watch out for: support is through a ticket system and forum, and the setup is more technical than most tools on this list. Prices are quoted in euros.
Price: from €15.50/month, plus €0.55/month for each channel connection.
8. Guesty
Best for: Guesty Lite for hosts with 1–3 listings; Guesty Pro for growing property management companies.
Guesty Lite syncs with Airbnb, Booking.com and Vrbo, with a multi-calendar and unified inbox. Guesty Pro adds 60+ channels, an owners portal and revenue management.
What stands out: a low monthly fee on Lite, and a broad feature set on Pro for teams.
Watch out for: Lite adds 1% to every reservation, which grows with your revenue. Pro pricing isn’t published, so you’ll need a quote.
Price: Lite from $9/month plus 1% per reservation; Pro on quote. See our Hosthub vs Guesty comparison.
9. Hostaway
Best for: property management companies with a growing portfolio and a team.
Hostaway is a full property management platform with a channel manager, unified inbox, automations, owner reporting and a large marketplace of integrations.
What stands out: breadth of features and integrations for professional managers.
Watch out for: pricing isn’t published. You request a quote based on your number of listings, and the pricing flow starts at 2 listings, so it’s less suited to single-property hosts.
Price: on quote. See our Hosthub vs Hostaway comparison.
10. How to choose
Before you sign up for a trial, answer these questions:
- How many properties will you have in two years? Work out the price at that size, not just today’s.
- Is there a fee on every booking? A percentage looks cheap in winter and expensive in August.
- Which channels connect by API? Your main channels should sync by API, not iCal. See what is a channel manager for why it matters.
- What happens if it causes a double booking? Ask every vendor this question.
- When can you reach a person? Try the support chat during the trial, ideally at a weekend or in the evening.
- Do you need a direct booking website, owner reports or AI messaging? Check which plan includes them, not just whether the product has them, and whether you build the website yourself or the vendor builds it for you.
11. How to switch from Smoobu
Switching usually takes less than a day and doesn’t affect your listings, reviews or existing bookings.
- Start a trial with the new tool before cancelling Smoobu, so there’s no gap in sync.
- Disconnect each channel from Smoobu and connect it to the new tool. Airbnb and Vrbo let you authorize the new software from your account; on Booking.com, you change your connectivity provider in the extranet.
- Check that future bookings imported correctly and that each property maps to the right listing.
- Remove any old iCal links between your channels, so they don’t block dates that are free.
- Set your prices and per-channel markups again, then check a few dates on each channel.
- Cancel Smoobu once everything is running. Smoobu asks for 30 days’ notice, so time it with your renewal date.

12. FAQ
What is the best alternative to Smoobu?
For most hosts, Hosthub: reliable sync with 200+ channels, 24/7 support from real people, a Zero Double Booking Guarantee and a direct booking website built for you. For specific needs: Lodgify if you want to build your own website, Hospitable for a free start, OwnerRez for deep customization and Beds24 for the lowest pay-as-you-go cost.
Is there a free alternative to Smoobu?
Hospitable’s Essentials plan is free and syncs Airbnb, Vrbo, Booking.com and Agoda. Free calendar sync with iCal is another option, but it only updates every few hours, which can cause double bookings.
How much does Smoobu cost?
On 3 November 2026, Smoobu’s website listed Professional Flex at €29/month plus a 0.9% booking fee, Professional Prepaid at €35/month (€31.50 billed yearly) and Teams Pro+ at €55/month, for one unit. Extra units cost from €9.60/month, and properties above 20 are priced on request.
Will I lose my reviews if I switch from Smoobu?
No. Your reviews belong to your listings on Airbnb, Booking.com and Vrbo, not to the software. Switching only changes which tool manages the calendars and prices.
Is Smoobu part of HomeToGo?
Yes. Smoobu is part of the HomeToGo group.
