Lodgify vs Hostaway (2026): Pricing, Features and Which to Choose

Lodgify and Hostaway are both all-in-one vacation rental systems, but they are built for different people. Lodgify is the better pick for independent hosts with one to a handful of properties who want a direct booking website and published prices from $14 a month. Hostaway is the better pick for professional property managers with a team, many listings and many integrations, and it is priced by quote, with onboarding fees and an annual contract. If you want the strengths of both without their trade-offs, we also explain below why we think you will love Hosthub.

Both products sync your calendars with Airbnb, Booking.com and Vrbo, give you one inbox and automate guest messages. The differences are in price, who they are designed for, how much they do out of the box and what you commit to when you sign up. This guide compares them point by point, with real costs for 1, 5 and 25 properties.

The quick verdict

Choose Lodgify if you are an owner or small host with 1 to 10 properties, you want to build your own direct booking website, and you like seeing the price before you talk to anyone.

Choose Hostaway if you are a professional property manager with a team, dozens of listings, owners to report to and a long list of tools to connect, and you are comfortable with a sales call, an onboarding fee and an annual contract.

Consider Hosthub if you want more channels than either, published prices that fall as you grow, no setup fee or lock-in, a website you pay for once, and a guarantee that someone else handles a double booking if it ever happens.

Lodgify vs Hostaway vs Hosthub comparison infographic: pricing, setup fee, free trial, channels, AI messaging, support and double-booking guarantee

Pricing: what you will actually pay

Lodgify pricing

Lodgify publishes its prices. For one property, billed yearly:

  • Basic, $14/month: calendar sync with Airbnb, Vrbo and Booking.com and an AI-assisted inbox. Self-guided setup. One property only.
  • Starter, $26/month: adds the website builder, booking widget, custom rates, online payments and email support. Up to two properties.
  • Professional, $47/month: adds automated messages, Google Vacation Rentals, dynamic pricing and phone support.
  • Ultimate, $68/month: adds task management, check-in and check-out automation, owner statements, guest invoices, advanced analytics and a guest app.

Lodgify charges no booking commission. Card payments taken through its payment gateway carry a 1% transaction fee on top of the processor’s own fee. The price per plan rises with each property you add, so use the calculator on Lodgify’s pricing page for your exact number. Because Basic and Starter are capped at one and two properties, anyone with three or more properties is on Professional or Ultimate.

Hostaway pricing

Hostaway does not publish prices. You book a call and get a quote based on your number of listings. Independent reports and operator accounts from 2026 put it at:

  • around $100 to $125 a month for a very small account;
  • roughly $20 to $50 per listing per month as you grow, with lower rates at higher volume;
  • a one-time onboarding fee of roughly $300 to $1,000 or more;
  • an annual contract by default, with monthly billing harder to get;
  • fees on guest payments processed through its payment system and on booking-engine reservations.

There is no free trial. You see the product in a demo, then sign.

The bottom line on price: for one property, Lodgify Basic is the cheapest way in, as long as you only need sync. Once you need automation, a website or more than two properties, the gap closes fast. Hostaway is the most expensive of the three at every size, and the only one with an onboarding fee and no trial.

Channels and sync

Both connect to the big three, Airbnb, Booking.com and Vrbo, through their official APIs, which sync in minutes rather than the hours iCal links can take.

Lodgify keeps its API connections to those three, adds Google Vacation Rentals from the Professional plan, and connects other sites, such as Tripadvisor, through iCal.

Hostaway connects to the major OTAs, including Expedia and Google Vacation Rentals, and to a large marketplace of partner tools for pricing, locks, cleaning, guest screening and accounting. Its channel list is wider than Lodgify’s, and it is one of its main selling points for managers.

Hosthub connects to 200+ channels, from Airbnb, Booking.com, Vrbo, Expedia and Agoda to regional and niche sites that the others often reach only through iCal or not at all. It syncs availability and rates both ways in under 5 minutes and lets you set a different price per channel to cover each platform’s commission.

Where Lodgify is stronger: everything is in one place for a small host, including a website and a built-in pricing tool, with no extra vendors. The trade-off is that many of the features you will want as you grow, such as automated messages, owner statements and tasks, sit on the higher plans.

Where Hostaway is stronger: depth. Detailed permissions, accounting and owner tools, strong automation and a very large integration marketplace make it a serious operating system for a management company. It has a very good reputation among professional managers, with 4.8/5 from over 1,600 reviews on Capterra. The trade-off is cost, complexity and a longer learning curve, and some reviewers mention slow account management and billing disputes.

AI guest messaging: what is included

All three now include AI for guest messages in the subscription, with no separate AI add-on fee. What the AI actually does is very different, though.

Lodgify has an AI Messaging Assistant in its inbox that drafts replies, refines messages you have written and suggests answers based on your property details. You stay in control: it suggests, you press send. Its automated messages are scheduled templates, not AI replies.

Hostaway has AI Replies, which drafts answers and can reply automatically on the topics you choose. It is available on request, with no add-on fee. Its AI CoHost is a different tool: an assistant that answers your own questions about revenue, occupancy and reservations, rather than talking to guests.

Hosthub’s AI Co-host, included in the Pro plan, learns each property’s amenities, house rules and your past conversations with guests. It answers guests automatically, 24/7, or suggests a reply for you or your team to approve, so the 1 a.m. question about the Wi-Fi password or late check-in gets an answer while you sleep.

Before AI was built in, many hosts paid for a separate AI messaging tool on top of their PMS, often per listing. With any of these three, you no longer need to.

Direct booking website

This is the clearest difference between the two.

Lodgify started as a website builder, and it shows. From the Starter plan you get templates, a booking engine and online payments, and you can edit the site yourself. The catch is that the website is part of the subscription: stop paying and the site goes with it.

Hostaway offers direct booking websites too, but they are less central to the product, and upgraded templates and add-ons can cost extra. Many Hostaway customers connect their own site through its API instead.

Hosthub takes a different approach: a one-time price. The website builder is $799 once for a complete website built for you, and the booking engine is $599 once if you already have a site. Both sync with every channel, so a direct booking closes the dates everywhere, and both need an active Hosthub subscription, which you have anyway for your channels.

Our pitch: why we think you will love Hosthub

We make Hosthub, so we are not neutral. Here is why hosts and managers who compare Lodgify and Hostaway often end up choosing us, and where we are not the right fit.

1. A double booking is our problem, not yours. Neither Lodgify nor Hostaway guarantees anything if two bookings land on the same night. With Hosthub’s Zero Double Booking Guarantee, on API-connected channels, if a double booking ever happens, our team contacts the second guest, finds them accommodation of the same or better value and covers the relocation cost, up to $150 on Standard and $500 on Pro.

2. Prices you can see, and they fall as you grow. No sales call, no quote, no onboarding fee, no annual lock-in. You pay per property, and the price per property drops at 2, 11, 31 and 101 properties. Five properties cost about $68 a month on yearly billing.

3. More channels than either. 200+ channels, including Expedia, Agoda and regional sites that bring bookings in specific markets, all synced in under 5 minutes, with a different price per channel if you want it.

4. A website you pay for once. A complete website for $799 or a booking engine for your existing site for $599, both one-time, instead of a website that is tied to a higher monthly plan.

5. An AI Co-host that answers guests while you sleep. Most guest messages are the same ten questions: Wi-Fi, parking, check-in time, where to leave the keys. The AI Co-host learns each property’s amenities, house rules and how you have answered guests before, then replies in seconds, 24/7, in the guest’s own conversation. You choose how much to hand over: let it answer on its own, or have it suggest replies that you or your team approve with one tap. It is part of the Pro plan, with no extra AI fee and no separate tool to connect.

6. The PMS tools you will actually use. One calendar, a unified inbox, automated messages, team access, reports, expenses, an owner portal and automated owner reports on every plan, with no feature you need for owners locked on a top tier.

7. Room types and combined listings. Sell identical rooms as one room type, or rent a house both whole and by room, with rental relations that block the right dates automatically.

8. Easy to set up, and easy to leave. Most hosts are live in a couple of hours: enter your channel logins, Hosthub pulls in your listings and you link them. On Pro, our team migrates you from your current system. Hosts consistently rate Hosthub as simple to learn (4.7/5 for ease of use on Capterra).

9. Real human support, 24/7. When a guest is at the door and the calendar looks wrong, you talk to a real person, day or night, weekends and holidays included, usually within minutes. Not a chatbot loop, not a ticket number. It is the thing our customers mention most in reviews, and it is why customer service is our highest-rated category on Capterra (4.7/5).

Where Hosthub is not the best fit: Hosthub syncs availability, rates and bookings, but you still edit listing photos and descriptions on each channel. If you want a website you design yourself from templates on a low monthly plan, Lodgify is built for that. If you run a large company that needs a huge integration marketplace and enterprise-level accounting, Hostaway is a strong choice. Custom team roles are on the Pro plan, and Pro’s 0.7% fee grows with your revenue.

How to choose

Your situation Best fit
1 property, Airbnb and Booking.com, sync only Lodgify Basic or Hosthub
1 to 3 properties, want to build your own website from templates Lodgify
2 to 30 properties on several channels, want automation and no lock-in Hosthub
B&B or small hotel with identical rooms Hosthub
Selling on regional or niche sites, not just the big three Hosthub
Managing properties for owners Hosthub or Hostaway
50+ listings, a large team and many tools to connect Hostaway or Hosthub Pro

Before you decide, ask every vendor the same questions:

  1. What will I pay in total for my number of properties, including payment fees, onboarding and add-ons?
  2. Which of my channels connect through API, and which only through iCal?
  3. What happens if I get a double booking?
  4. Is there a free trial, and how long is the contract?
  5. Which features I need are on which plan?
  6. If I leave, do I keep my website and my data?

Switching without losing bookings

Whether you are moving from Lodgify, Hostaway or anything else:

  1. Switch in a quieter month, not right before a holiday weekend.
  2. Connect the new system and check that all future bookings came in before you disconnect the old one.
  3. Disconnect the old system from each channel so two systems are not pushing rates at the same time.
  4. Remove old iCal links between channels.
  5. Check rates and restrictions on each channel after the first sync.
  6. Move your website or booking engine last, once availability is in sync, so direct bookings are never left on an old calendar.
