The Best Channel Managers for Vacation Rentals in 2026

The best channel manager for most vacation rental hosts and small to mid-size property managers in 2026 is Hosthub. It syncs Airbnb, Booking.com, Vrbo, Expedia and 200+ channels in under 5 minutes, it is the only channel manager we found that guarantees zero double bookings and handles the guest relocation for you if one happens, it is quick to set up, and it is priced per property with a 14-day free trial. Large professional managers with complex operations should also look at Hostaway and Guesty. Airbnb-first hosts on a budget should consider Hospitable’s free plan. And if you want your own direct-booking website, Hosthub builds one for you for a one-time fee, with no monthly charge for the site.

Vacation rental host managing bookings from several channels in one calendar on a laptop and phone

The moment you list a property on a second booking site, you need a channel manager. Without one, every booking means logging into the other sites to block the dates, every rate change means doing it three times, and sooner or later the same night gets sold twice.

There are dozens of channel managers, and most claim to do the same things. They do not. They differ in how they connect to Airbnb and Booking.com, how fast they sync, what happens when something goes wrong, what they really cost once fees are added, and who they are built for. This guide explains what matters, compares the main options honestly, and helps you pick the right one for the size of your business.

Our picks at a glance

  • Best overall for hosts and small to mid-size managers: Hosthub
  • Best for large professional managers: Hostaway
  • Best for enterprise portfolios and add-on marketplace: Guesty
  • Best free option for Airbnb-first hosts: Hospitable
  • Best for a direct-booking website: Hosthub, with a website and booking engine built for you for a one-time fee
  • Also worth a look: Smoobu, OwnerRez and Beds24

Who this is for

  • Hosts with 1 to 10 properties who list on two or more sites and want to stop updating calendars by hand.
  • Small and mid-size property managers (10 to 100 units) who need sync, messaging, team access and owner reporting in one system.
  • B&Bs, small hotels and serviced apartments selling several rooms or identical units.
  • Large managers evaluating whether to switch.

If you only list on Airbnb and do not plan to add another site, you may not need a channel manager at all, although some of the tools below are still useful for messaging and automation.

What a channel manager does, and why the connection matters

A channel manager connects your properties to every booking site you use and keeps availability, rates and stay rules identical across all of them. When a guest books on one site, the dates close on all the others automatically.

The most important difference between channel managers is how they connect:

  • API connections are direct, two-way links approved by Airbnb, Booking.com, Vrbo and Expedia. They sync availability, rates and bookings in minutes.
  • iCal links are calendar files each site reads on its own schedule. They only share “booked” or “available”, no rates, and they can lag by hours.

Sync time comparison: API under 5 minutes, iCal around 2 hours on average and up to 12 hours

Every serious channel manager uses APIs for the big channels. The questions are which channels, how fast, and what happens when a sync fails. If you are new to all this, start with our explainer on why a short-term rental needs a channel manager.

How we picked

We compared channel managers on what decides whether you will be happy a year from now:

  1. Sync reliability: API connections to Airbnb, Booking.com, Vrbo and Expedia, sync speed, and what the company does if a double booking happens anyway.
  2. Real cost: the monthly price plus booking fees, payment fees, onboarding fees and contract terms, for 1, 5 and 25 properties.
  3. Ease of setup and use: how long it takes to get connected, and whether you need training to use it.
  4. What else it does: unified inbox, automated and AI-assisted messaging, rate management, team access, owner reporting, direct booking.
  5. Support: how fast you get a real person when something breaks on a Saturday in August.
  6. Fit: who each product is really built for.

We used each vendor’s public pricing and documentation, independent reviews and pricing reports, and what hosts and managers switching to Hosthub tell us about the systems they used before. Where a vendor does not publish prices, we say so and give reported ranges. Prices were checked in October 2026.

Disclosure: this guide is published by Hosthub, and Hosthub is one of the products we compare. We have tried to be fair: we say who each competitor is better for, and where Hosthub falls short.

Our pick: Hosthub

Best for: hosts and property managers with 1 to 100+ units, B&Bs, small hotels and serviced apartments.
Price: from $13.60 per property per month for 2–10 properties (annual plan), dropping to $5.60 at 101+ properties. No setup fee, 14-day free trial. Pro adds 0.7% of net booking value. See pricing.
Rating: 4.6/5 on Capterra, with 4.7/5 for ease of use and for customer support.

Hosthub is a channel manager and PMS that does the core job better than anything else we looked at, then makes it easy.

The sync is fast and it is guaranteed. Hosthub connects to Airbnb, Booking.com, Vrbo, Expedia, Agoda and 200+ channels and syncs availability and rates both ways in under 5 minutes, with several update methods and automatic retries if one fails. More importantly, it is the only channel manager we found that puts its money where its mouth is. With the Zero Double Booking Guarantee, if two bookings ever arrive in the same second on two channels, Hosthub’s team contacts the second guest, finds them accommodation of the same or better value, covers the relocation cost (up to $150 on Standard and $500 on Pro) and works with the channel so your account is not affected. You get an email saying it has been handled. With every other product on this list, a double booking is your problem.

It is easy. Setting up usually takes a couple of hours on your own: enter your channel logins, Hosthub pulls in your listings and you link them. On the Pro plan, the team migrates you from your current system and sets everything up for you. Hosts consistently describe it as one of the simplest systems to learn.

It covers the rest of the job.

  • One inbox for every channel, with an AI Co-host (Pro) that answers guest questions or suggests replies to approve.
  • Automated messages written once for every channel, online check-in forms and automatic smart-lock codes.
  • Rate management with multiple rate plans and a markup per channel to cover each channel’s commission, plus integrations with dynamic pricing tools such as PriceLabs.
  • Multi-unit room types for identical rooms, and rental relations to sell a house whole and by room.
  • Team access by property and role, reports, expenses, an owner portal and automated owner reports.
  • Your own direct-booking website, without a monthly fee for it. Hosthub’s team builds a complete website with the booking engine built in for a one-time $799, or adds a booking engine to the site you already have (WordPress, Wix, Joomla, Squarespace) for a one-time $599. It syncs with all your channels, takes card payments through Stripe, PayPal or Viva Wallet, and charges no commission on direct bookings.
  • Dozens of integrations, from cleaning and accounting to smart locks.

It is priced for the size of your business. You pay per property, and the price per property falls as you grow:

Number of properties Monthly plan (per property) Annual plan (per property, per month)
1 $39.00 $31.20
2–10 $17.00 $13.60
11–30 $13.00 $10.40
31–100 $9.00 $7.20
101+ $7.00 $5.60

Standard plan prices. On an annual plan, 5 properties cost about $68 a month and 25 properties about $260 a month. That compares with the $25 to $50 per listing per month reported for some enterprise-focused competitors, before their onboarding fees. Prices may vary by country, so check the pricing page for yours.

Flaws but not dealbreakers: Hosthub syncs availability, rates and bookings, but you still edit listing photos and descriptions on each channel. Some managers prefer that, because channels name amenities differently, but if you want one place to edit content, check this first. The Pro plan’s 0.7% fee grows with your revenue, so compare it with flat-fee plans if you have a very high-revenue portfolio. Custom team roles are Pro-only.

For large professional managers: Hostaway

Best for: established property managers with roughly 20+ listings and in-house operations.
Price: quote only. Independent reports put it at roughly $25 to $50 per listing per month, with onboarding fees of a few hundred dollars or more, annual contracts by default, and fees on payments and booking-engine reservations. No free trial.

Hostaway is a full-featured PMS and channel manager with a large marketplace of integrations, strong automation, owner and accounting tools, and a very good reputation among professional managers (4.8/5 from over 1,600 reviews on Capterra). If you run a large operation with a team and many integrations, it is a strong choice.

Why it is not our top pick: for most hosts and smaller managers, it is more system, and more cost, than they need: no public pricing, no free trial, onboarding fees and annual contracts. It also offers no double-booking guarantee.

For enterprise portfolios: Guesty

Best for: large and enterprise property managers who want one platform with many add-ons, including trust accounting.
Price: Guesty Lite (1 to 3 listings) reported at around $16 to $23 per listing per month. Guesty Pro is quote only, reported at around $40 to $72 per listing per month, plus onboarding and add-on fees.

Guesty is one of the best-known names in the industry, with a deep feature set: channel management, automation, revenue management, trust accounting, owner statements and a broad marketplace. For large companies that want everything from one vendor, it is a serious contender.

Why it is not our top pick: the Pro product is expensive, priced by quote, and complex to set up and learn. Smaller managers often pay for far more than they use.

Free option for Airbnb-first hosts: Hospitable

Best for: hosts who sell mainly on Airbnb and want strong messaging automation.
Price: Essentials plan free (with fees on some features). Paid plans: Host $29/month (1 property, +$10 each extra, up to 2), Professional $59/month (2 included, +$15 each), Mogul $99/month (3 included, +$30 each). 14-day trial.

Hospitable started as an Airbnb messaging tool and is still excellent at automation and guest communication. It syncs Airbnb, Vrbo, Booking.com and Agoda, and its free plan is genuinely useful for a small host.

Why it is not our top pick: it supports far fewer channels than Hosthub, the free plan charges per-transaction fees on several features, and costs climb quickly per extra property on the paid plans.

Website on a subscription: Lodgify

Best for: single-property hosts who want a template website and channel manager in one monthly subscription.
Price: for one property, from $14/month (Basic, channel manager only) to $26 (Starter, website), $47 (Professional) and $68 (Ultimate), with no booking fee. 7-day trial.

Lodgify’s strength is its website builder: templates designed for vacation rentals, with booking and payments built in. The channel manager covers Airbnb, Vrbo and Booking.com and more on higher plans.

Why it is not our top pick: you pay for the website every month for as long as you use it, and the features most hosts need (automated messaging, Google Vacation Rentals, owner statements) sit on the more expensive plans. Its channel coverage is also narrower than Hosthub’s. With Hosthub, the website and booking engine are a one-time cost ($799, or $599 for the booking engine alone on your existing site), so over two or three years a Hosthub site usually costs less, and it is yours.

Also worth a look

  • Smoobu: a simple, well-priced channel manager popular in Europe. From around €28/month for one unit, with a 0.9% booking fee on its Flex plan or no fee on prepaid plans. 14-day trial. A good basic choice, with fewer advanced features.
  • OwnerRez: a powerful option for US hosts focused on direct bookings, with deep customization and no booking fees. From around $40/month, with many premium modules billed extra. Expect a learning curve.
  • Beds24: very cheap (reported from about $1.20 to $2.40 per property per month) and very configurable, with 60+ channels and a booking engine. The interface is dated and setup is largely self-serve, so it suits technical users.

The best channel manager for Airbnb

If Airbnb is your main channel, look for three things:

  • An official API connection, so bookings, availability, rates and messages sync directly instead of through iCal. Most established channel managers, including Hosthub and the others in this guide, connect to Airbnb this way.
  • Pricing tools for Airbnb’s 15.5% host-only fee. Airbnb now charges most hosts a single fee of about 15.5%. A per-channel markup lets you keep the same payout from Airbnb as from your other channels. To keep a $150 payout, you need to list at about $177.50, an 18.3% markup, not 15.5%.
  • Messaging that works across channels, so your Airbnb guests and your Booking.com guests get the same welcome note and check-in instructions without you writing them twice.

For Airbnb-only hosts who do not plan to add other channels, Hospitable’s free plan is a reasonable start. As soon as you add Booking.com or Vrbo, which is where most hosts find the extra bookings, Hosthub gives you the broader channel coverage and the double-booking guarantee.

How to choose: 10 questions to ask any channel manager

  1. Which channels do you connect through API, and which only through iCal?
  2. How long does it take for a booking on one channel to close the dates on the others?
  3. What happens if I get a double booking? Do you guarantee anything?
  4. What will I pay in total for my number of properties, including booking fees, payment fees, onboarding and add-ons?
  5. Is there a free trial, and is there a contract?
  6. Who sets it up, and how long does it take?
  7. Can I set a different price per channel to cover commissions?
  8. Can I sell identical rooms as one room type, or a house both whole and by room?
  9. Can I give my cleaners and owners access to only what they need?
  10. How do I reach support on a weekend, and how fast do they answer?

Switching channel managers without losing bookings

  1. Switch in a quieter month if you can, and not right before a holiday weekend.
  2. Connect the new system and check that all future bookings came in before you disconnect the old one.
  3. Disconnect the old channel manager from each channel so two systems are not pushing rates at the same time.
  4. Remove old iCal links between channels.
  5. Check your rates and restrictions on each channel after the first sync.

On Hosthub’s Pro plan, the team does the migration for you, including from systems such as Smoobu and Beds24.

Frequently asked questions

What is the best channel manager for vacation rentals?

For most hosts and small to mid-size property managers, Hosthub: it syncs 200+ channels in under 5 minutes, guarantees zero double bookings, is quick to set up and has public per-property pricing with a free trial. Large managers should also evaluate Hostaway and Guesty.

What is the best channel manager for Airbnb?

One that connects to Airbnb through its official API and also connects your other channels. If you only use Airbnb, Hospitable’s free plan is an option. If you also list on Booking.com or Vrbo, Hosthub covers more channels and adds a double-booking guarantee.

How much does a channel manager cost?

From free (Hospitable’s Essentials plan, with fees on some features) to around $14 to $50 per property per month for most products, with enterprise pricing by quote. Hosthub costs from $31.20 a month for a single property and from $13.60 per property for 2 to 10 properties on an annual plan, falling to $5.60 per property at 101+. Watch for booking fees, payment-processing fees, onboarding fees and annual contracts.

Is a channel manager the same as a PMS?

No. A channel manager syncs your calendars and rates with booking sites. A PMS runs the operation: guests, messages, team, reports, owners. Most products on this list, including Hosthub, combine both.

Can I use a channel manager with only one property?

Yes, and it is worth it as soon as that property is on two or more sites. Hosthub is priced per property, from $31.20 a month for a single property on an annual plan, so you only pay for what you use.

Do channel managers prevent double bookings completely?

API connections make them very rare, but two bookings can still arrive in the same second on two channels. That is why Hosthub backs its sync with a Zero Double Booking Guarantee and handles the relocation if it happens.

How long does it take to switch?

For a small portfolio, a couple of hours on your own with Hosthub. On the Pro plan, Hosthub’s team migrates you from your current system.
