The best vacation rental software depends on how many properties you run. With one property on one site, Airbnb’s own tools may be enough; once you list on two or more sites, you need a channel manager. From 2 to around 50 properties, an all-in-one channel manager and PMS such as Hosthub gives you the most for the money: 200+ channels, a Zero Double Booking Guarantee, automation and owner reporting, from $13.60 per property per month. Large professional operators with complex accounting and integration needs should also look at Hostaway and Guesty.
Hosthub publishes this guide and is one of the products compared. We have aimed to be fair: we say where other software is a better fit, and where Hosthub falls short. Prices and ratings checked in October 2026.

Most “best vacation rental software” lists rank the same ten products in one list, as if a retiree renting out a beach house and a company managing 200 apartments needed the same thing. They do not. What you need, what you should pay and what you should ignore change completely with the size of your portfolio. So this guide is organised by size: find yours, and you get the features that matter at that stage, our pick, the runner-up and what it costs.

What changes as you grow
The mistake most hosts make is buying for the size they are today. Switching systems is work, so choose software that fits where you will be in two years, with pricing that does not punish you for growing.
1 property
Who this is: owners renting out a second home, an apartment or a room, often alongside a job.
What you need: if you only list on Airbnb, Airbnb’s own calendar, scheduled messages and Smart Pricing cover the basics for free. The moment you add a second site, such as Booking.com or Vrbo, you need a channel manager, because calendar (iCal) links between sites update only every few hours, which is how a single-property host ends up with two guests at the door. After that: automated messages, a simple way to give your cleaner the schedule, and a clear monthly price.
What you can skip: enterprise platforms with sales calls, onboarding fees and annual contracts. You do not need them.
2 to 10 properties
Who this is: growing hosts, co-hosts and part-time managers, often with one or two cleaners and properties on several sites.
What you need: API connections to every channel you use, one multi-calendar, one inbox for all guest messages, automated messages, per-channel pricing to cover each platform’s commission, and team access so cleaners and co-hosts can see the schedule without your passwords. A price per property that falls as you grow matters more than a low starting price.
What you can skip: tools that charge a percentage of every booking. At this size, a flat price per property is almost always cheaper.
11 to 50 properties
Who this is: small property management companies and professional hosts with a team, usually managing for other owners.
What you need: everything above, plus roles and permissions for your team, owner portals and owner statements with your management fee calculated per booking, expense tracking, AI help with guest messages, integrations with dynamic pricing, cleaning and smart lock tools, and a support team you can reach when it matters. Migration help becomes important too.
50+ properties
Who this is: established management companies, often across several cities, with departments for guests, operations and finance.
What you need: scale and reliability first, then depth: detailed permissions, accounting and trust accounting, open APIs, a large integration marketplace and an account manager. Price per property matters a lot at this size, because every dollar is multiplied by hundreds of units.
B&Bs, guesthouses and small hotels
Selling rooms is different from selling homes. You need room types, so identical rooms are sold as one product with several units of availability, and a booking engine for direct bookings on your own website. You may also sell a whole house and its individual rooms, which must block each other automatically.
Our pick: Hosthub. It supports room types for identical rooms and apartments, rental relations for whole-house and by-room listings, and a booking engine for your existing website for a one-time $599, all synced with Booking.com, Expedia, Airbnb and 200+ other channels. Larger hotels with a front desk, restaurant or night audit need a hotel PMS and may connect it to a channel manager instead.
Software for owners
“Vacation rental software for owners” can mean two things:
- Owners who manage their own property need the 1-property or 2-to-10 setup above: sync, messages and a simple price.
- Owners who use a manager need visibility: bookings, income, expenses and the manager’s fee. The best setup is a manager who uses software with an owner portal. With Hosthub, managers can give each owner their own owner portal and send automated owner reports, so owners can check their property any time without asking.

Vacation rental software reviews: what users say
Ratings from Capterra, where users review the software they pay for. Look at the number of reviews as well as the score, and at the patterns in the complaints, not only the average.

| Software | Overall | Reviews | Ease of use | Customer service |
|---|---|---|---|---|
| OwnerRez | 4.9 | 270+ | 4.7 | 4.9 |
| Hostaway | 4.8 | 1,600+ | 4.6 | 4.7 |
| Hospitable | 4.7 | 140+ | 4.7 | 4.6 |
| Hosthub | 4.6 | 50+ | 4.7 | 4.7 |
| Lodgify | 4.5 | 1,300+ | 4.4 | 4.6 |
| Guesty | 4.4 | 480+ | 4.4 | 4.3 |
| Smoobu | 4.4 | 190+ | 4.4 | 4.4 |
What the reviews say overall: every platform gets praise for calendar sync and complaints when it fails, so ask each vendor what happens when a sync goes wrong. Support quality varies more between users than between products, which is a good reason to test support during a free trial. And the more powerful the platform, the more often reviewers mention a learning curve.
How to choose, whatever your size
- List your channels and check each platform connects to them through official APIs, not just calendar links.
- Price it at your size in two years, including onboarding fees, per-booking fees and add-ons.
- Ask what happens if you get a double booking. Only one product in this guide guarantees to sort it out for you.
- Check the features you will use this year, not the longest feature list.
- Use the free trial with real bookings, from booking to checkout, and send support a question on a weekend.
- Check how you would leave: contract length, notice and what happens to your data and website.

Frequently asked questions
What is the best vacation rental software?
It depends on your size. For most hosts and managers with 2 to 50 properties, Hosthub offers the best value: 200+ channels, a Zero Double Booking Guarantee, automation, team access and owner reporting from $13.60 per property per month. Very large operators should also consider Hostaway and Guesty.
What is the best vacation rental software for 1 property?
If you only list on Airbnb, Airbnb’s own tools may be enough. If you list on two or more sites, choose a channel manager with API connections and a clear price. Hosthub costs $31.20 a month for one property on yearly billing, with a 14-day free trial.
What is the best short-term rental property management software?
For small and mid-size portfolios, an all-in-one channel manager and PMS such as Hosthub. For 50+ properties with complex accounting, Hostaway or Guesty are also strong options, at a higher cost.
Where can I read vacation rental software reviews?
Capterra and G2 collect verified reviews. Compare the number of reviews as well as the score, and read the most recent complaints for patterns.
How much does vacation rental software cost?
From free (Airbnb’s own tools, with limits) to roughly $10 to $50 per property per month for most platforms, plus any onboarding or per-booking fees. The price per property usually falls as your portfolio grows.
Is there vacation rental software for owners?
Yes. Owners who self-manage can use the same channel managers as hosts. Owners who use a manager should look for one that offers an owner portal and monthly owner statements.
When should I switch software?
When you add a new channel, hire your first cleaner or co-host, start managing for owners, or find yourself fixing calendars by hand. Switch in a quieter month, and connect the new system before you disconnect the old one.
